The same week is deeded in your name, Friday to Friday. It comes back to you every year with no reservation needed.

Bonus Time rentals

In addition to your week(s), you can rent available units at an owner discount, for a single night or longer, as much as 26 weeks in advance.

The dock out front

A private boat dock and mooring buoys sit right out front, and a buoy is free to use during your week in the boating season. Let the front desk know ahead of time so one is reserved for you.

Day Use

Come swimming, play pool, or relax by the water any day of the year between 9 AM and 10 PM. Simply check in at the office. There is no on-site parking for Day Use.

Refer a friend

Refer someone who becomes a new Beachcomber owner and the resort pays you a $100 referral fee. Call the office for the details.

The indoor hot tub and dry sauna are open year round, a great way to warm up after a day on the slopes.

The seasonal pool and outdoor hot tub overlook the lake from late May to September, weather permitting, and the water is steps out the door.

Owner weeks run Friday to Friday on a numbered calendar, so your week lands at the same point in the year, every year.

How it works

Three steps to become a Beachcomber Inn owner

The whole process runs through the front office. There is no sales presentation, no tour, and no meeting to attend at any point.

  1. Call or email the front office

    Ask about any week on this page, or describe the season you have in mind. The staff will be more than happy to help you find the right week.

  2. Pick your week

    The office confirms the week you want is still available and walks you through the purchase price and the annual assessment.

  3. Close on the deed

    A Beachcomber week is deeded real estate. When the sale closes, the deed is recorded in your name, and your week on the lake comes back to you every year after.

Common questions

Good to know before you own

What does a deeded week mean?

Each of the twenty lettered units, A through T, is divided into weekly deeds. When you buy a week, you own that same numbered week in that specific unit as a fully deeded owner, Friday to Friday, and it comes back to you every year.

Is there a sales presentation?

No. We do not hold sales presentations or sales meetings, and no guest is ever asked to sit through one in exchange for a rate or a gift. When you want to know about a week, you ask the front office, the same as you would about a reservation. What dates is my week?

You own a fixed week number, Friday to Friday. The exact calendar dates shift a few days from year to year, and the resort publishes a Use Week Calendar so you always know your dates in advance. Each week's page on this site lists the check-in dates for the next several years.

Which weeks are for sale right now?

Every week for sale is right on this page, summer and Christmas/New Year's weeks included, and all units are currently 50% off list price. Call (530) 544-2426 or email ownership@beachcombertahoe.com and the staff will be more than happy to help you find the right week.

How much are the annual dues?

The annual assessment for all units is $1,400.00 for 2026. That covers operating costs ($1,180), reserve funding ($160), and property taxes ($60), and there are no special assessments at this time. If you have any questions about what it covers, call the office at (530) 544-2426 and the staff will be more than happy to assist you.

Do I have to use my week every year?

No. If you cannot use your week(s), you can ask for your week(s), or a portion, to be listed on the resort's online reservation system. After a 30% transaction expense and any extra cleaning fees, you will receive a check for the balance. You can also deposit your week(s) with an exchange network and trade for another destination.

Can I sell my week, and does the Association get first refusal?

Yes. A deeded week is real estate you own, so it is yours to sell, and the Association does not hold a right of first refusal. You are free to sell to any buyer you choose. Owner resales are private sales; the price is negotiated between the buyer and the seller, the staff and the Board do not participate in the negotiations, and Beachcomber Inn assesses a $400.00 title transfer fee, payable by the buyer or the seller.

Can I book extra time beyond my week?

Yes. In addition to your week(s), you can rent available units with an owner discount, for a single night or longer, as much as 26 weeks in advance. The resort calls this Bonus Time.

Can owners use the property between stays?

Yes. Day Use lets you come swimming, play pool, or relax by the water any day of the year between 9 AM and 10 PM. Simply check in at the office. There is no on-site parking available for Day Use.

Are pets or smoking allowed?

No. The Beachcomber Inn is a non-smoking and no pet property.

Can I trade my week for a stay somewhere else?

Yes. The Beachcomber partners with Interval International and RCI, and the front desk can help you with either one. Most exchanges go through Interval, where the resort has two codes, BCI for fixed weeks and B1I for points, and the resort is on RCI as #C955. Some owners have also traded through 7Across, Platinum Interchange, and Trading Places. Those you arrange yourself, because the resort is not a partner there and cannot help with them directly.

What is the Membership Association?

Beachcomber Inn is a California non-profit corporation, and all owners have full membership in the Beachcomber Inn Membership Association. Full participation includes voting and attending board meetings. New faces and members on the board are encouraged.
